Personalized Investment Portfolios
For our investors we strive to provide the highest returns possible due to Triad's direct access to wholesale property and bulk REO's from the banks. We provide selections of note purchase options and defaulting property notifications prior to coming on the open market. We use Investor capital to specifically acquire and rehab/remodel real estate with the intent of turning the property for a profit and/or rent the property for income. We can take the real estate investment from the purchase all the way through construction and ultimately sell or rent for the investor.
Private Money Investors
We accept investor capital and place it on first trust deeds that are secured by real property. The underwriting and servicing of these loans is completed in house by Triad staff. The loan terms are typically 12-18 months and typically pay a yield of 10-12% to investor annually.
Private Money Borrowers
We provide financing to real estate builder/developers that are interested in pairing their own capital with our investors' capital to acquire bank owned and/or foreclosed properties at very high discounts. We always strive to find a reliable and secure funding source to acquire and develop real estate. Loan approval is based upon our evaluation of the borrower’s financial profile including income, credit history, and net worth. The loan terms, including points and interest rate, are determined on a case by case basis.
